§ 48-23. Requirements for streets, lots, blocks, buildings and building lines.

  • Any person subdividing lands, blocks, lots, sublots or parcels of land within the village, or any part thereof, shall comply with the following rules, regulations and conditions:

    (1)

    Each street in the proposed new subdivision shall be continuous with the established street, if any, near to or contiguous thereto and running in the same direction; that is, each new street shall be a projection of an established street, if any, in the village, whether such established street immediately adjoins a given street in the proposed subdivision or is interrupted before it reaches the new street which is to be a projection of the established street. The width of each street in the proposed new subdivision shall be not less than 66 feet or more than 100 feet.

    (2)

    Lots and blocks shall be shown on the plat submitted and the width of each lot shall be not less than that allowed by the zoning map for the district the lot is within. The zoning map on file in the village hall is made a part of this section. No plat not showing a subdivision into lots and blocks as aforesaid shall be approved.

    (3)

    No land shall become occupied by a building and accessory buildings except in accordance with the subdivision plat submitted and approved by the president and trustees.

    (4)

    The map of plat of any subdivision shall show a building line as shown on the zoning map; provided, however, that in all cases where a building line on the same street through property immediately adjoining such proposed subdivision has been established or observed that is more or less than the building line as shown on the zoning map, then the plat shall conform to the established or observed building line.
